Foreign Investment in Canadian Real Estate
Yes, real estate in Canada is regulated provincially. The rules for foreign buyers are not based on citizenship, meaning there are no restrictions on the amount or type of property you can purchase.
However, Canada imposes a foreign buyer’s tax on real estate investments in certain regions. It’s essential to review the specific regulations in the province where you plan to invest
During the investment placement process, you will make an E-transfer or wire transfer for the amount of the investment. All transactions are handled manually.
Investors can invest in one project, or a diversified mix of projects.
Your allocation across different projects is based on your personal investment plan.
Track and Manage Your Investments with Ease
As an investor, once your investment is in the system, you can monitor its performance in real time through the investors’ dashboard.
You’ll have full transparency, allowing you to:
- Track earnings through dividends and/or project appreciation
- Buy more shares in your existing projects
- Sell part or all of your investment when needed
To keep your account active, a minimum balance of $5,000 is required.
Quarterly Distributions Made Simple
Distributions are made annually, within one week after the end of each year, based on your selected investment plan.
All distributions will be sent using the same method as your original investment:
- E-transfer to your chosen cell phone or email
- Wire transfer directly to your bank account
This ensures a seamless and convenient payout process
Stay Informed with Quarterly Reports
A.H. Morgan Investments provides annual reports and project updates to keep you informed about the status and performance of your investment.
This ensures transparency and helps you stay up to date on the progress of your projects.
Flexible Exit Strategy
If you wish to exit your investment, A.H. Morgan Investments offers a flexible exit strategy, allowing you to withdraw at any time.
Please note:
- Exits within 60 days of account opening may be subject to a 3% administration fee.
- After 60 days, you can exit without penalties, ensuring a smooth and hassle-free process.
Dividend Reinvestment Options
Your dividends are automatically reinvested into the same project if there is an available opening. If not, they will be allocated to a new open project based on your selected investment plan.
Investors also have the flexibility to adjust their dividend reinvestment preferences at any time through their portfolio settings.
No Limits on Subsequent Investments
After making your first investment, you are free to place additional investments at any time, with no restrictions.
This allows you to expand your portfolio and maximize your investment opportunities.
- Canadian Residents: Anyone 18 years or older with access to a Canadian bank account is eligible to invest.
- Non-Canadian Residents: Investments can be made via wire transfer.
- Initial Investment: The minimum to start your investment portfolio is $5,000.
- Subsequent Investments: You can add funds as often as you like, with a minimum of $1,000 for each additional investment.
After your initial investment is registered, click “Add Funds” from your investor dashboard to add a minimum of $1000.
Manual Investment Process
Investments are not automatically recurring. Each investment must be manually entered into the system for your security.
Rest assured, we do not have access to your bank account, ensuring full control and privacy over your transactions.
We do not accept installment payments. Investments must be made in full at the time of entry.
Tax Responsibility
You are responsible for your own taxes. We do not deduct any taxes from the returns on your investment.
Our investment model is straightforward: you invest, and we pay you interest based on the profit margin of the project you fund.
It is your responsibility to consult with your tax advisor or tax preparer regarding the tax implications of your investment.
Earnings from Real Estate Investments
You can earn income from rental property returns, as well as potential appreciation in the property’s value.
As an investor, you are entitled to your pro-rata share of any income earned, which will be annually distributed to you.
Net Asset Value (NAV)
The Net Asset Value (NAV) per share represents the estimated value of a single share, taking into account various factors, including potential changes in the underlying value of the real estate assets owned.
The NAV is adjusted annually to reflect the most current valuation.
Annually NAV Adjustments
We make annually adjustments to the Net Asset Value (NAV) per share.
Please note that all NAV adjustments will be reflected in your investment.
Long-Term Investment Growth
The longer you keep your investment, the more it grows. You have the flexibility to sell and cash out anytime after 60 days. We continually have new investors eager to join new projects or buy into existing ones.
However, please note that A.H. Morgan Investments are designed for long-term growth and are not inherently liquid. Our goal is to hold investments until they reach their full potential.
